Terms and Conditions
Arrival and Departure
The properties will be available at 4p.m on the first day of let and we would ask tenants not to arrive before this time and must be vacated by 10a.m on the last day of the let.

Breakages
Please let us know as soon as possible if any breakage or damage occurs during your tenancy so that we can get it mended immediately for your convenience and so that the next tenant is not inconvenienced.

Cancellation
If you have to cancel your holiday after the balance has been paid, not less than six weeks before the start of your holiday, the balance will only be refunded if the holiday is relet; the deposit is non refundable. We do not provide insurance against this or against loss or injury while you are on holiday and you should approach your own insurance broker if you consider this advisable. If you find it necessary to cancel your holiday , please let us know as soon as possible.

Car Parking
Plenty of space immediately outside each property.

Cleaning
The house will be clean on your arrival and you are requested to treat the house and it’s contents with care and leave it clean on your departure.

Groceries
This service is not normally available as the Spar shop in Gatehouse is open on Sundays and in the evenings, but would be available if necessary by prior arrangement.

Heating and Fuel
Coal is available on request for open fires at cost and logs can sometimes be provided. Tenants are requested to be particularly careful not to cause burns to carpets etc when using open fires. Please use heating sensibly, turning heaters off when not needed.

Linen Hire
Sheets, Pillowcases, towels and tea towels are available for hire at £15 per person.

Pets
Well behaved pets are welcome! Visitors are allowed one dog free. A charge of £15 is made for each extra dog. However visitors must make sure their pets are kept under strict control at all times and not allowed to run free, disturbing farm stock and wild animals, nor to cause damage to property or to get onto furniture at any time.

Telephone
There are pay-phones in each property.

Water Supply
The Properties have their own private water supplies which are not treated with chemicals such as chlorine so the water tastes delicious (particularly good in Whisky!) but each house has an ultra-violet filter. The water should, of course, be boiled for babies.

Quality Assured Accommodation
We are members of Dumfries & Galloway Tourist Board and our houses are inspected and graded annually under the Scottish Tourist Board Quality Assurance Scheme. We are also members of the Association of Scotland’s Self-Caterers and 50% of our staff are “Welcome Host” & “Scotland’s Best” trained. Where you see “Walkers & Cyclists Welcome” icons – these properties supply facilities such as heated drying areas and bike stores to VisitScotland standards.

Fully equipped for your holiday
Each house has the following:Off road parking, water supply, electricity, bathroom with bath, basin & WC, space heating, electric cooker, combined fridge/freezer, microwave oven, colour television, video, hi-fi, cutlery, crockery, cooking utensils, glassware, blankets & pillows, pay phones, garden furniture and barbecue.

Tenants need to bring their own linen, except for Short Breaks when it is included – sheets, pillow cases, towels, tea towels.

Booking conditions

  1. No subletting is permitted without written consent from the owner.
  2. The owner reserves the right to enter the house at any reasonable time for inspection, repairs, etc.
  3. Charges are fully inclusive. There are no extra charges for VAT, oil or electricity.
  4. The owners reserve the right to charge for breakages, loss or damage. Tenants should report any deficiency which they notice on arrival, and any which occur during their visit.
  5. The owners reserve the right to charge for cleaning if the house is left dirty. The house will have been thoroughly cleaned prior to arrival and tenants are requested to leave it in a like condition.
  6. Time is required between tenancies in order to clean the house before the tenants arrive. Occupation of the house will be given at 4 p.m. on the first day of the let. The house must be vacated by 10 a.m. on the last day of the let. An extra days rent may be charged if the tenants do not leave on time.
